GENERAL PURPOSE

This is a pivotal, succession-planned role, driving the expansion of 90–100 new store openings annually while supporting a portfolio of nearly 2,200 locations for a $21B+ industry leader. Success in this position demands exceptional site selection expertise, sharp negotiation skills, and a collaborative leadership approach. You’ll partner closely with cross-functional teams, executive leadership, brokers, developers, attorneys, and landlords to drive and execute strategic growth initiatives.

ESSENTIAL FUNCTIONS

Deal-Making:

  • Lead negotiations for all approved sites, including new store leases, renewals, expansions, modifications, and surplus space available for sublease.
  • Manage all deal negotiations with brokers, developers, attorneys, property owners, and landlords, ensuring optimal terms and strategic positioning within each center in alignment with company objectives.
  • Oversee the preparation, review, and execution of all legal documents related to leasing or subleasing properties within the assigned geographic territory.

Site Selection:

  • Lead staff in researching and analyzing key data related to trade areas and potential sites, including demographics, income levels, white-collar density, visibility, competition, co-tenancy, population growth trends, and projected sales performance.
  • Oversee the Real Estate Analyst in gathering and reviewing all required materials for new store site submittal packets, ensuring accuracy and completeness for Real Estate Committee review.
  • Guide internal staff and external brokers in analyzing and defining existing and target trade areas to support strategic expansion.
  • Identify, evaluate, and investigate potential multi-market store locations, assessing availability, property value, access, zoning, development challenges, and project timelines.
  • Travel regularly to key markets to conduct on-site evaluations of proposed locations, existing stores, and competitive landscape within each trade area.

Cross-Functional Collaboration:

  • Maintain ongoing communication with the Store Planning and Construction Department to ensure seamless coordination between Ross and the landlord throughout each project.
  • Prepare and present comprehensive updates and recommendations to the Group Vice President, Group Senior Vice President, and Executive Vice President on key matters, including signed deal letters, potential store sites, renewal options, store expansions, landlord disputes, and other issues impacting existing or proposed locations.

BACKGROUND PROFILE

  • Minimum of 8–10 years of experience in real estate-related functions, with at least 6 years focused on retail real estate.
  • A bachelor’s degree in business, finance, real estate, or a related field is preferred.
  • Exceptional organizational, analytical, written, and verbal communication skills.
  • Proven leadership and supervisory abilities with a strong track record of managing teams and delivering results on time.
  • Willingness and ability to travel nationally as needed.

  • Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, working with paper/files, etc.
  • Consistent timeliness and regular attendance.
  • Vision requirements: Ability to see information in print and/or electronically.
  • This role requires regular in-office presence, including engaging in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback. However, this role can perform duties effectively using a combination of in-office and remote work.
