Director, Construction-Supply Chain Properties

GENERAL PURPOSE

In this high-impact position, you will play an instrumental role in the evolving real estate strategy for a supply chain that has tripled in size in the past 10 years. Supporting ongoing company growth, you will continue to expand the existing 20M sf distribution network by adding a significant number of new distribution centers, cross-dock/consolidation facilities, and warehouses, partnering with executive leaders on high-profile projects and programs.

ESSENTIAL FUNCTIONS

Relationship Management/Cross-Functional Partnerships:

  • Manage a network of brokers, architects, contractors, vendors, and attorneys to ensure that all projects have best-in-class support and that projects and programs are delivered in accordance with scope, schedule, and budget.
  • Coordinate efforts with internal teams (Network Strategy, IT Loss Prevention, Legal) and external partners (Architects, Contractors, Brokers, Consultants) as needed for the successful delivery and management of activities.
  • Work with municipalities as required relative to permitting, inspections, incentives, etc.
  • Negotiate contracts and other agreements to ensure market or better deal terms and manage such contracts and agreements until they are no longer active.
  • Partner with the VP to create business cases for the Real Estate Committee.

Tactical/Executional:

  • Perform detailed and fact-based site due diligence, achieving full transparency of conditions and risks to provide solid recommendations and decision support.
  • Develop construction estimates and spend forecasts, managing projects to align with approved capital expenditures and forecasts.
  • Create capital and operating expense budgets, increase capital expenditure requests, and manage invoices to ensure compliance with all internal processes, procedures, governance, and controls.
  • Track all key dates and documents related to projects, programs, and leases to ensure that all actions are taken in a timely manner, well in advance of due dates.
  • Inspect project quality and compliance, verifying that company, local, and federal regulations are being met.

BACKGROUND PROFILE

  • Minimum 5-7 years of experience in construction project management with a bachelor’s degree in architecture, engineering, construction management, or real estate preferred.
  • Strong working knowledge of building structural, mechanical, electrical, and plumbing systems, as well as maintaining regulatory compliance.
  • Able to review and interpret design and construction drawings of all disciplines, with strong knowledge of CAD and Revit modeling.
  • Proven business and financial acumen with experience in all aspects of financial planning and management from a cash flow and P&L perspective.
  • Demonstrated ability to manage tactical execution while maintaining a strategic focus.
  • Comfortable with levels of ambiguity and managing multiple priorities
  • Excellent written and verbal communication skills with the ability to convey messages clearly and concisely.
  • Comfortable working individually, in teams, and at all levels of the organization (internally and externally).
  • Adept at influencing, managing conflicts, solving complex problems, and leading people and activities.
  • Willing to travel ~50% of the time.

  • Requires working in an office environment, primarily on a computer.
  • Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, working with paper/files, etc.
  • Consistent timeliness and regular attendance.
  • Vision requirements: Ability to see information in print and/or electronically.
  • This role requires regular in-office presence, including engaging in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback. However, this role can perform duties effectively using a combination of in-office and remote work.
